Orange County CA Home Selling Markets Now Solid with Buyers

ORANGE COUNTY HOUSING MARKET

Jon Lansner at the Orange County Register reports about of local Orange County CA real estate markets.  I like his recent article - "Foundation builds for rebound in O.C. housing" - June 3, 2012, and here are some highlights:

  • April 2012 was the busiest Orange County home buying April since 2006.
  • 57 of 83 Orange County zip areas had year-over-year sales sales up - for thirty days prior to May 8, 2012.
  • OC beach towns recent home sales during that time were up 25 percent from last year.
  • South county inland areas had 14.3 percent home sale increase as compared with same time last year.

HOME SELLING 2012

I also like and follow Steven Thomas at his ReportsOnHousing.com, and here are some highlights from his article as of May 24:

  • "Market time” is benchmark on how many months it theoretically takes to sell the entire inventory in the local MLS for-sale listings at the current pace of pending deals being made.
  • “Market time” was 1.57 months for Orange County CA buyers to buy all homes for sale at current pace vs. 3.68 months a year ago.
  • All OC home selling markets were faster during this time than one year ago.
  • Home buyer demand at OC is very strong - with tight inventory of homes for sale.
  • Orange County home buyer demand is expected to remain strong through summer months this year.
