Irvine CA Home Values and Sales - June 2011

Irvine, California, home selling market has been solid if not a bit bumpy during the first five months of this year.

Irvine homes listed for saleIrvine has 838 homes now listed for sale, and average list asking price is $842,937.

413 of those Irvine homes now listed are single family detached properties, and others are condos and attached homes.

Irvine real estate

183 of those listed (22% of Irvine market) are short sales. 30 of those listed (3.5% of market) are REO bank owned after foreclosure.

819 Irvine homes sold during first 5 months of this year ending May 31, 2011, which is average of 164 homes sold per month. Irvine sold homes first 5 months of 2011

Average Irvine sold price during this first 5 months of this year was $643,756 (which is 24% lower than average asking price).

Irvine sold 186 homes during May 2011, and average sold price was $688,394.

Irvine sold 220 homes last year during May 2010. That was during time of government homebuyer tax credit incentives, which are now gone. It's not surprising that number of Irvine homes sold this year during May was down from that of last year.

At current rate of Irvine home resales, it would take 4.5 months to sell all homes now listed on the market. That's balanced and doesn't favor buyers or sellers.

Irvine is the third largest city in Orange County by population and remains its economy powerhouse, with central offices of large private companies and employers, most jobs available for workers, and good selection of homes for buyers.
