Orange County Great Park Free Summer 2011 Concerts and Events at Irvine, CA

ORANGE COUNTY GREAT PARK at Irvine CA free summer concerts fun starts with Grammy Award winning jazz artist Branford Marsalis on Saturday evening, August 6, 2011. Orange County Great Park

 

 

New Orleans Preservation Hall Jazz Band and Grammy Award nominated Lucinda Williams will headline at the Orange County Great Park’s 2011 Flights & Sounds Summer Festival later during August.

Friday night free dance parties and Saturday night concerts are scheduled to start on August 5 at the OC Great Park with American music and influence of Latin American, Middle Eastern and East Indian music and dance.  Salute to the City of Irvine’s 40th Anniversary featuring "DJ HAPA" will kick off summer Friday dance parties with Disco-themed set. 

Branford Marsalis - Saturday, August 6 - jazz family and bandleader on the Tonight Show - will open the Saturday concert series with melodic jazz, blues and funk - Live music begins at 8:15pm, Friday and Saturday nights.

Flights & Sounds Summer Festival will take place near the Palm Court Arts Complex and North Lawn, under the glow of the Great Park Balloon at Irvine CA.   Admission is free, and parking is $10.  Theater-style fixed seating and lawn space is available for all shows.

The Orange County Great Park has a 1,347-acre master plan and is focal point of the redevelopment of the publicly-owned portion of the 4,700-acre former Marine Corps Air Station, El Toro. 

The OC Great Park is almost 60 acres and includes an iconic tethered helium balloon that rises 400 feet in the air, providing an aerial view of Park development.

A $70 million development plan to expand the Park to more than 200 acres is now underway, building on part of the Park for public benefit and enjoyment. 

The OC Great Park Farm, Palm Court Arts Complex, North Lawn recreation area and other features are complete, and the South Lawn soccer fields and Community Garden will be complete in 2012.

Live at Newport Beach ~ Real Estate Sales Market Update for June 2011

Newport Beach is one of the truly glamorous ocean and beach-oriented cities in Southern California. 

Newport Beach real estate had sales in June 2011 that were similar to last year June 2010. Newport harbor from CDM

Newport had 75 homes sold in June 2011 as compared with 76 deals closed in June 2010.

Corona del Mar 92625 had median home sold price of $1,317,500 ~ down 1.6% vs. a year ago ~ 21 homes sold, which is down 25% vs. last year.

Newport Beach 92660 had median sold price of $1,000,000 ~ down 9.1% vs. a year ago ~ 46 homes were down ~ up 12.2% vs. a year ago.

Newport Beach 92661 had median sold price of $3,200,000 ~ up 12% vs. a year ago ~ 6 Homes were sold.

NEWPORT BEACH REAL ESTATE 

Newport Beach 92662 had median sold price of $4,400,000 ~ down 20% vs. a year ago ~ 2 Homes were sold.

Newport Beach 92663 had median selling price of $660,500 ~ down 45% vs. a year ago ~ 21 Homes sold ~  down 8.7% vs. a year ago.

Newport Coast 92657 had median sold price of $2,204,500 ~ up 62.3% vs. a year ago ~ 16 homes were sold, which was down 30% vs. a year ago.

Orange County as a whole had median home sold price of $445,000 during June 2011 ~ same as last year during June 2010 ~ 2,947 OC homes were sold during June 2011 ~ down 13.9% vs. June 2010.

Orange County CA Property Owners Should Avoid Foreclosure Through Short Sales

AVOID FORECLOSURE 

Lenders/Banks are in the business of lending money and usually don't want to own and manage residential real estate. 

When a lender/bank takes a property back through foreclosure, it's a lengthy and expensive process (banks lose money) and results in lender/bankers holding the property in inventory as a non-performing asset (while banks lose more money). 

Lender/bankers have a limit to the amount of non-performing assets they can hold (while losing even more money).  When that limit is reached, lender/bankers have strong incentive to dump properties at discounts (while losing big sums of more money). Orange County, CA

4,852 Orange County homes were in bank/lender inventories after foreclosure during June 2011, which is up 21 percent as compared with June 2010 (according to ForeclosureRadar.com). 

Lender/banks don't want more foreclosures and have slowed down their processes.

Notices of foreclosure auctions on Orange County homes dropped by more than a third year in June 2011 as compared with June last year, and number of default notices were down also.

SHORT SALES CAN BE POSITIVE 

SHORT SALES can indeed be positive as alternative for the borrower (homeowner) and also for the lenders/bankers (and their shareholders).

It would be better for lender/banks to stop losing money and help owner/borrowers do SHORT SALES in a timely manner ~ allowing owners to sell the properties and AVOID FORECLOSURE altogether.

We help people AVOID FORECLOSURES.  Lender/banks should want to stop losing money, stop foreclosing on Orange County properties, and stop owning non-performing assets.  They should encourage SHORT SALES and streamline their approval processes.

Irvine CA Short Sale Properties Update

Rental Restrictions for Owners at CIDs Limited by New California HOA Law

HOA Law in California 

Homeowner associations (HOAs) at Common Interest Developments (CIDs) in California have experienced challenges with a high number of rental homes as compared with those occupied by homeowners.

High number of rentals in CIDs sometimes drives up HOA expenses and impacts property values (which is recognized by lenders, insurance companies, Fannie Mae, FHA and courts).

Trying to keep the number of rentals at low levels in common interest developments (CIDs), some homeowner associations (HOAs) enacted private rental limitations for owners in governing laws. rental restrictions

The California Association of REALTORs® recognized this change of governing documents by homeowner associations as a violation of private property rights, which prevented some owners from selling to investors.

CAR.org sponsored California Senate Bill 150 to (a) exempt owners in a common interest developments from rent restrictions unless the restriction was in effect prior to the date the owner bought into the development, and (b) require owners to provide buyers with a statement describing any provision in the governing documents that prohibits the rental or leasing of units in the development.

California Senate Bill 150 re Common Interest Developments (CIDs) was approved by both California Assembly and Senate.  On July 7, 2011, Governor Brown signed the bill into law, and it takes effect on January 1, 2012.
