Saturday, December 3, 2011 - 4 pm - Crystal Cove State Park Historic District  -  Newport Coast at Orange County, CA

  • Christmas and holiday bazaar - Saturday, December 3, 2011, and Sunday, Dec. 4, from 9 am to 5 pm  - proceeds to benefit restoration and education efforts for Crystal Cove State Park and Historic District.
  • Christmas and holiday Bazaar at restored Education Commons - featuring fine art paintings by Crystal Cove Park Store artists and hand-made items and holiday gifts.  
  • Christmas Lighting Ceremony starting on Saturday at 3 p.m. with caroling by singers from Laguna Beach.

  • Santa's arrival at 4 p.m - greeting kids until the tree-lighting shortly after sunset near The Beachcomber

This celebration and Christmas tree will be located next to The Beachcomber Café and remain lit and decorated throughout the holiday season - the only Christmas holiday tree display on the beach of the California coast.  

Vehicle parking for this event will be at Los Trancos parking lot on the east side of Pacific Coast Highway, Crsytal Cove CA State Beach.

Property Tax Tips for New Owners at Orange County CA Real Estate

Property tax information 

The Orange County CA Assessor updated its published general information for new home owners at Orange County, California. 

  • By law, California real estate is valued each year as of January 1 (lien date) for property tax purposes. 
  • Property taxes are assessed to the owner of real estate on January 1 of each year.  
  • Property tax bills are mailed in September to the owner of property on January 1.  
  • New owners may receive a tax bill with the prior owner’s name (January 1 is the controlling date).  
  • New owners are responsible for property tax payments as soon as they acquire the property. 
  • Check for unpaid taxes on the Tax Collector’s website, http://tax.ocgov.com (Pay/Review Your Property Taxes).  
  • Your name may not appear on the tax bill for up to 1 year.
  • Homeowners that occupy their home as their principal residence may qualify for an exemption that could reduce their taxable value by $7,000 and save them about $70 per year in property taxes.  
  • New owners will receive a Notice of Supplemental Assessment and a Supplemental Tax Bill (this process can take up to 9 months from when you acquired the property).
  • Information on tax-saving programs administered by the Assessor Department is posted on its web site.

Foreclosure Filings Impact Newport Beach CA Real Estate Investors

Foreclosure filings are important for investor buyers to consider at Newport Beach - a spectacular Southern California city with expensive properties and ocean views at Orange County CA real estate.

47 Newport Beach properties had notice of default filings during October 2011, which is up more than 23% from the same time last year (Notice of Default filings are the first step in the foreclosure process).

27 notice of trustee sale filings were filed re Newport Beach properties in October, which is up more than 42% from same time last year (Notice of Trustee Sale filings set date and time of an auction and serve as homeowner's final notice before foreclosure sale).

After filing of a Notice of Trustee Sale for non-judicial foreclosures in California, there are three possible outcomes.  

  1. Sale can be canceled by trustee because of instructions from owner of the note, a successful loan modification or short sale, a filing error, or a legal requirement to re-file the notice after extended postponements.  
  2. If the property is taken to sale, the lender/bank will place the opening bid.  If a 3rd party, typically an investor, bids more than the bank's opening bid, the property will be sold to 3rd Party.
  3. If property is not sold to third party at auction, it would go back to the bank and become part of that bank's REO inventory.

12 Newport Beach properties went back to bank/lenders and became REOs after trustee sale auctions during October, 2011 -  while Newport Beach properties were sold to third parties at the auctions.

320 Newport Beach properties are now in preforeclosure with notice of defaults filed.  158 Newport Beach properties are now scheduled for trustee sale auctions at some time during the next 60 days.

FHA Loan Limits Restored by U.S. Congress - Good News for Real Estate

That U.S. Congress on November 17, 2011, restored the loan limits for the Federal Housing Administration (FHA) and its lending programs for two years should be good news for real estate.

FHA, Fannie Mae; and Freddie Mac loan limits were reduced two months ago in 42 states, which priced potential home buyers out of the Dream of home ownership and holding back the housing recovery.

The National Association of REALTORs® and its leaders worked carefully to get the loan limits restored.  

The reinstated FHA loan limit formula and cap change will help make mortgages more affordable and accessible for families and buyers in 669 counties in 42 states and territories, where the average loan limit reduction after the reset last month was more than $68,000.

This reinstated the FHA loan limits through 2013 at 125 percent of local area median home prices, up to a maximum of $729,750 in the highest cost markets (the floor will remain at $271,050.)

However, Congress did not apply the loan limits restoration to Fannie Mae and Freddie Mac, and Fannie and Freddie-backed mortgages will remain at 115 percent of local area median home prices up to $625,500.

This bill also provides for a short-term extension of the National Flood Insurance Program through December 16, 2011.

Costa Mesa Foreclosure Filings at Orange County CA Real Estate

Costa Mesa foreclosure filing numbers for October 2011 at Orange County CA real estate were interesting.

The 42 notices of default at Costa Mesa real estate for October 2011 were down from last month and also last year, and the 40 notices of trustee sales were way up from September 2011 and also from last year.  We'll check next month to see if it's part of a trend.

Foreclosure Filings in California non-judicial foreclosures include (a) Notice of Default - first step in the foreclosure process, and (b) Notice of Trustee Sale - setting date and time of an auction and serve as the homeowner's final notice before sale.

OC foreclosure filings October 2011

Orange County CA real estate notices of default filings were up from September 2011 and also from last year.  However, notice of sale numbers were down as compared with October of last year.

Irvine CA Home Selling Market Update and Real Estate

I like to find possible trends at Irvine CA real estate for resale of homes, closed deals and escrows, and what buyers are looking for.

From January 1, 2011, until today, August 11, 2011 - Irvine real estate professionals resold 1,759 homes - with average sold price of $644,469 - with average time on market of 93 days 

For that same time ...

  • Sold Price Up to $500k - Irvine sold 775 homes - average time on market of 100 days
  • Sold Price from $500k to 1 million - Irvine sold 824 homes - average time on market of 86 days
  • Sold price from $1 million to $1.5 million - Irvine sold 109 homes - average time on market of 87 days
  • Sold price $1.5 million and up - Irvine sold 70 homes - average time on market of 113 days

Most Irvine buyers are looking for resold homes and shortest time on market at range of $500k to $1 million - homes with average of 3.5 bedrooms and about 2,000 SF interior space. 

Some people would say that Irvine CA real estate simply has more homes for resale in this range ($500k to $1 million) than others and that this is indeed the most popular for buyers of Irvine homes.

Home sales market update

Irvine CA real estate now has 728 homes listed for resale - with average asking price of $858,245 - Buyers have been paying an average of 24.9 percent less for purchase of Irvine homes than the current average asking prices.
