146 of those homes sold were single family residences, and others were condo homes.

Average time on market for sold homes this year was 122 days.

Average sold price this year during 2011 at Newport Coast homes was $2 million less than current average owner listing price.

Newport Coast property owners who want to sell for more than $2.5 million need to be careful about pricing and can expect a lengthy market time.  

There are 98 Newport Coast homes now listed for sale - with average asking price of $4,530,700.

Home Mortgage Loan Rates Continue at Record Lows

BEST MORTGAGE RATES IN YEARS 

Mortgage loan rates reached new all-time lows last week and moved home buyer affordability even higher.

Rates on 30-year fixed mortgages have been at or below 4 percent for the last eight weeks and now are almost 0.9 percentage points below where they were at the beginning of the year.  So home buyers are now paying over $1,200 less per year on a $200,000 loan.

Mortgage rates for week ending December 22, 2011:

  • 30 year fixed rates averaged 3.91 percent, with an average 0.7 point, which beat prior week’s 3.94 percent record.  A year ago at this time, 30-year fixed rates averaged 4.81 percent. 
  • 15 year fixed-rate mortgages averaged 3.21 percent, with an average 0.8 point, matching last week’s all-time low.  Last year at this time, the 15-year mortgage averaged 4.15 percent.
  • 5-year adjustable-rate mortgages averaged 2.85 percent this week, with average 0.6 point, a new record after dropping from last week’s 2.86 percent average.  Last year at this time, 5-year ARMs averaged 3.75 percent.
  • 1-year ARMs averaged 2.77 percent this week, with an average 0.6 point, also a new record after falling from last week’s 2.81 percent average.  A year ago at this time, the 1-year ARMs averaged 3.40 percent.

Buyers Should Like Orange County CA Real Estate Value Opportunities for 2012

With strong rents being paid by tenants and moderated home selling prices, buyers and investors are expected to like Orange County CA home and value opportunities for 2012.

During 2011 (so far as of December 28, 2011) - 25,790 Orange County homes have been resold (according to records of the CRMLS) - average sold price of $524,062.

  • Number of Orange County CA homes sold is down 37.2 percent this year as compared to peak year 2005
  • Average sold price for 2011 is down 31.7% from peak year during 2007 

During 2010 - 27,348 Orange County homes were resold - average sold price at $547,404.

During 2009 - 28,285 Orange County homes resold - average sold price at $508,231. 

During 2008 - 24,591 Orange County homes resold - average sold price at $567,409

During 2007 - 20,621 Orange County homes resold - average sold price at $767,594

  • 2007 was peak year for home selling prices. 

During 2006 - 28,509 Orange County homes were resold - average sold price at $748,421 

During 2005 - 41,078 Orange County homes were resold - average sold price at $691,940

Newport Beach's Christmas Annual Boat Parade - December 2011

Newport's annual Christmas Boat Parade is scheduled to start on December 14 this year.

Newport Beach is famous for its emerald green and blue Pacific ocean waters, surfing and sand, sunsets, beaches and harbor, kayaking, sailing, fishing from the piers, beach volleyball, great restaurants, people watching and fun.

During December Newport Beach residents and business owners are decorating their homes, businesses and boats.

Newport Beach will celebrate the 103rd Annual Christmas Boat Parade, December 14 to 18 - themed “Feelin’ Christmas-sea,”

The event is presented by the Commodores Club of the Newport Beach Chamber of Commerce. 
 
For more than 100 years Newport Beach’s Christmas Boat Parade has provided fun experience for spectators and residents - with about 200 decorated vessels - yachts to canoes, through Newport Harbor.  This boat parade is the oldest of its kind in the US and attracts a huge number of spectators. 

The parade will start at 6:30 p.m. each night, so prepare for cold weather, parking issues this year and keep yourself warm and at a good location for viewing.

New CA Law to Protect an Owner's Right to Rent Out a Condo Home

CA homeowners association law 

Some California homeowner associations have been changing governing documents to stop condo owners from renting out their units.

New California law (CA Senate bill 150) protects an owners right to rent out their units in common interest developments starting on January 1, 2012.

An owner in a California common interest development is exempt from any prohibition in a governing document against renting or leasing the unit, unless that prohibition was in effect before the owner acquired title the unit.

In other words - a condo association in California cannot change its private law and stop an owner of a unit from renting it out (as long as the private law change became effective after the owner's purchase).

When renting out a unit, the owner must give the HOA verification of the owners acquisition date, and name and contact information of the prospective tenant.

An owner right to rent under this law does not terminate for certain transfers of title, including, but not limited to, probate, spousal, parent-to-child, adding a joint tenant, and other transfers exempt from property tax reassessment.

For sale transactions, the required HOA disclosures must include a statement describing any prohibition in the governing documents against renting or leasing.  This new law does not apply to rental prohibitions in HOA governing rules in effect before 2012.

What Mortgage Broker Fees Are Legitimate

Mortgage broker fees 

Mortgage brokers are usually paid their commission and fees at closing.

Such mortgage broker commissions are based upon their being able to find the buyer a loan, process the loan application, serve as liaison between you and the lender, and to safely handle the mortgage from application through the closing.   A mortgage broker's commission is generally called an "origination fee."  

Mortgage broker processing staff and other expenses are also paid at closing and can have various labels, such as processing fee, document fee, recording fee and others.  

Legitimate fees charged by mortgage brokers to cover their expenses can include:

  • Appraisal fee - Most lenders collect this fee in advance, after you are approved for a loan and get into contract on a house (before your transaction closes).
  • Application fee - Some  lenders charge an application fee, and others ask applicants to pay advance credit report fees. 
  • Rate-lock extension fee - Some mortgage brokers charge such fees of one percent of loan amount if after application the interest rate needs to be guaranteed for a long period of time.   
  • Other miscellaneous fees - to be clarified with specifics in the HUD estimated closing statement.

As a possible sign of the times and home buyer demand, single level detached homes have continued to sell well at Irvine CA real estate. Irvine CA real estate

161 Irvine CA single level homes have sold so far this year (as of 12/6/2011) - with average sold price of $701,730 - average time on market for these homes at 71 days

162 Irvine single level homes sold during the same time during 2010 - with average sold price of $752,558 - average time on market of 72 days.

1,916 Irvine homes of all shapes and designs were sold during same time last year (1/1/2010 to 12/6/2010) - with average sold price of $671,853.
