Home Selling Power Stays Up with Record Low Mortgage Rates

 Mortgage lending rates stay low

Home sellers are getting positive benefits from continued low mortgage lending rates.

Home sales are up, and today's lending standards are allowing for more qualified buyers.

Mortgage rates mostly hovered near their record lows this week and fueled momentum for home buying.

The 30-year fixed-rate mortgage, the most popular mortgage option among home buyers, averaged 3.37 percent this week, just above its record low of 3.36 percent, Freddie Mac reports in its weekly mortgage market survey.

However, 15-year fixed-rate mortgages, which is popular for those who refinance, dipped to a new low this week, averaging 2.66 percent.

The following are the national averages in mortgage rates for the week ending October 18, 2012, according to Freddie Mac:

  • 30-year fixed-rate mortgages: averaged 3.37 percent, with an average 0.7 point, down from last week’s 3.39 percent average. A year ago, 30-year rates averaged 4.11 percent.
  • 15-year fixed-rate mortgages: averaged a new record low of 2.66 percent, with an average 0.6 point, own from last week’s 2.70 percent average. A year ago, 15-year rates averaged 3.38 percent.
  • 5-year adjustable-rate mortgages: averaged 2.75 percent, with an average 0.6 point, rising from last week’s 2.73 percent average. Last year at this time, 5-year ARMs averaged 3.01 percent.
  • 1-year ARMs: averaged 2.60 percent, with an average 0.4 point, rising from last week’s 2.59 percent average. A year ago, 1-year ARMs averaged 2.94 percent.

Irvine CA Real Estate Markets Crushed With Buyers

The Irvine CA real residential real estate market is crushed with hungry buyers gobbling up the current supply of homes for sale.

Irvine needs more homes for sale to satisfy the huge buyer demand.

Irvine now has a low 338 homes listed for sale (as of October 8, 2012) - a drop of 8.4 percent from last week.  

196 Irvine homes were sold during the past 30 days - with average sold price of $693,1567.

176 of the sold Irvine homes have been under $1 million - 90 percent of the market! More for sale listings in this range are needed to keep buyers satisfied.

Irvine buyers, REALTORs®and real estate professionals, are seeing big buyer competition and multiple offers for homes and properties - some from all cash buyers.

Average market time for sale of Irvine homes - number of days it would theoretically take to sell all homes now on the market at current buying pace - is now at amazingly short and quick 1.4 months - which is more than three times faster the one year ago.

Orange County CA Home Buyers Are Motivated and Taking Action

Orange County CA home buyers are motivated and not waiting around these days - even though pressured from competition with other buyers and fewer listed properties to choose from.

When an Orange County CA home is listed for sale and priced right, owners will get multiple offers and have lots of control. Real OC home buyers must be qualified and ready to take quick action.

Steven Thomas at ReportsOnHousing.com says that the expected market time at Orange County now is 39 days - that time it would theoretically take to sell all homes now on market at current pace of sale. (Balanced market would be about 5 months).

OC active home listing inventory, 9-30-2012

4,416 Orange County homes are now listed for sale - which is drop of six percent from last month. 10,353 OC homes were listed for sale last year at this time - so today's inventory is less than half what it was same time last year.

Even with limited number of homes listed for sale, buyer demand is 17% up this year - as determined by number of pending sales now vs. same time last year.

Distressed homes at Orange County (short sales and foreclosures) listings and home sale numbers have dropped - but still make up 31% of Orange County home sales - and are flying off the market.

Current home selling market information for some of Orange County's largest cities:

  • Irvine CA now has just 338 homes listed for sale - down from last year - average market time of 1.4 months - which is 2.5 times faster than same time last year.
  • Costa Mesa has just 70 homes now listed - down from last year - average market time of less than one month, which is almost 4 times faster than last year.
  • Huntington Beach has 261 homes now listed - down from last year - with average market time of 1.24 months - which is 2.3 times faster than last year.
  • Newport Beach has 310 homes now listed - down from last year - with average market time of 3.26 months, which is 2.5 times faster than last year.
  • Santa Ana has 192 homes now listed - down from last year - and average market time of one month, which is 2.67 times faster than last year.
  • Anaheim has 182 homes now listed - down from last year - and average market time of less than one month, which is 3.5 times faster than last year.
