Irvine CA Real Estate - Market Needs More Listings & Favors Sellers - April 2012

Irvine CA real estate has sustained a huge drop in number of homes for sale listing inventory.

Buyers at Irvine now have more competition - it's harder for buyers in this market.


Irvine CA real estateIrvine now has 482 homes listed for sale - as of April 15, 2012 - compared with 790 listed for resale same time last year during 2011.

So 50.7 percent fewer Irvine homes are listed for sale this year 2012 as compared with same time last year 2011.

Average list price of Irvine homes is now about $1.1 million.

243 of the 481 Irvine homes (about 50 percent) now listed were built after 2000 - during the past 12 years.

  • Average list price on those Irvine homes listed and built after 2000 - is $1.400,750.
  • Average list price on those Irvine homes listed and built before 2000 - is $700,383.

74 of the Irvine homes now listed are short sales - 15.4 percent of Irvine market - as compared with more than 25 percent short sales listed at Orange County CA real estate.

275 Irvine properties went under purchase contract during the past 30 days - according to CRMLS - there are now 280 Irvine homes in backup on MLS - and another 288 under pending status - so 566 Irvine homes are now listed as under purchase contracts.

Average market time to theoretically sell all Irvine homes at this rate is 1.75 months - short market time favoring sellers (as compared with 2.9 months average market time one year ago April 2011).

How is the real estate market 

Irvine CA real estate market has lots of buyers and not enough sellers.

Irvine CA current home selling market pressure favors sellers - people who want to sell their properties should get them ready and on the market now as soon as possible to capture buyer interest.

Home owner/sellers at Irvine need to understand - current 4 percent purchase money loan rates has brought more buyers into the market - those amazingly low loan rates aren't here to stay - when rates go up - number of buyers will decrease, and it will be more challenging to sell your property.

California Property Tax & Mello-Roos Assessments - State Income Tax Filings Starting January 1, 2013

CA PROPERTY TAXES 

California government has money and budget challenges - and is expected to crack down next year - for tax year 2012 - on property tax payers who have been taking the entire amount they pay (including Mello-Roos and special assessments) as deduction from California state income taxes.

Starting with 2012 tax bill (the one due in April 2013), the CA state Franchise Tax Board (re income tax) will require property owners to break down their property taxes into deductible and non-deductible portions.

Income tax deductibility

So property owners who have been deducting their Mello-Roos fees and school bond fees paid (which are sometimes very large in amount) will no longer be able to deduct those or any other special assessments, such as vector control or mosquito abatement.

This is not new, and the difference between deductible and non-deductible property taxes and assessments on California income tax returns has been around for awhile.  
 
Mello-Roos fees, which pay for roads, schools, fire stations and other public facilities in new developments, have not been deductible from state income taxes since the legislature authorized the special assessments 30 years ago.

This change in policy by California Franchise Tax Board is important for some California property owners.  Many home developments at South Orange County had public amenities paid through Mello-Roos bond districts.  

Home and property owners will not be able to use these special assessment payments as CA state income tax deductions starting for this tax year 2012 - for California income tax filings starting January 1, 2013.

OC Home Buyer Demand Gets More Solid - Orange County CA Real Estate

ORANGE COUNTY REAL ESTATE 

Buyer demand is solid at Orange County CA real estate - and it should inspire seller confidence. 

Turtle rock view toward east

Realtors and brokers resold 2,576 Orange County CA homes last month during March 2012 - with average sold price of $511,908.

That's sold volume up 10.7 percent as compared with March 2011 - when 2325 homes were sold.

442 of those sold homes were REOs - or 17 percent of market.

629 of those sold were short sales - or 24 percent of that market.

So 41 percent of sold homes at Orange County during March this year were distressed properties (either REO or short sales).

According to Steven Thomas at "Reports On Housing" the Orange County home buyer demand is up - with pending sales during March 2012 up.
