Pan Pacific International Swim Championships - at Irvine, CA - August 19 to 22, 2010

We'll be on our way to see the Pan Pacific international swim meet tomorrow on Thursday, Woollett Swim Center at Irvine, CA.

This PAN PACIFIC INTERNATIONAL SWIM CHAMPIONSHIPS event is huge, and held two years before and two years after Olympics years.

Michael Phelps will swim the 400-meter individual medley again and test himself at Pan Pacific Swim Championships, a five-day showdown (August 18 to 21, 2010) with stars from America, Australia, Japan, China, Brazil, Canada, South Africa and other nations. 

Phelps won a record eight gold medals for the US swim team in the 2008 Beijing Olympics, including a 400 IM title with a world-record time of 4 minutes 3.84 seconds, but he hasn't competed in this event since then.  He would also compete in the 100 and 200 butterfly at the Pan Pacs, is the defending 400 IM champion in the meet.  The challenge for Phelps will be get through preliminaries and make the final in the 400 IM, while challenged by world's best and USA swimmers Ryan Lochte and Tyler Clary.

World 200 and 400 IM champion Lochte beat Phelps in the 200 IM and 200 backstroke two weeks ago at US championships, and Lochte also took the US 400 IM meet crown.

 

Rebecca Soni is one of the breakout stars on the U.S. Swimming team, and she is expected to be favored in several events.

Lake Forest, South Orange County, Housing Market Update - Prices up, Sales Numbers Down, Increasing Short Sales

Lake Forest, South Orange County, California, Housing Market Update, shows prices up from last year, number of sales down, and increasing short sales.

Lake Forest is a beautiful residential community located east of Irvine and where homes are more affordable for buyers at South Orange County.

90 Lake Forest homes sold during July 2010.

(This is down from 102 sold during July 2009)

Average sold price was $412k.

(This is up from $378k average sold price last year).

Average time on market for those solds this year was 88 days.

40 of those homes sold this year during July were short listings (44% of solds market).

There are good buyer opportunities at Lake Forest now with 274 homes listed for sale.  122 of listed homes are short listings where owners have no equity (44.3% of the market).  Average list price for listed homes is $482,973.

Eastbluff Homes at Newport Beach - South OC Lifestyle Near the Back Bay

Irvine CA Housing Market Update for July, 2010 - For Sale Listing Numbers Were Up

The Irvine, California, housing market had 821 homes were listed for sale at the end of July, 2010.  That's up from the 720 listed as of the end of June and lots more than any time during the past six months. 

155 of those listed were short sales (18.9% of market), and 33 were bank owned after foreclosure (4% of market).

 

165 Irvine homes were sold during July, 2010.

13 of those sold were bank owned REO(7.8% of solds).

37 of those sold were short sales (22.4%) of solds.

198 Irvine homes were sold in June 2010, so July numbers are down. 

395 Irvine homes were in pending and backup status on the MLS at the end of July 2010.  215 of those pending and in backup were short sales (55% of pending and backup were short listings). 

When comparing number of Irvine homes sold (165) during July with the number of those listed for sale at end of month (821), we find that 20 percent of homes on market were sold in this one month.  So at that rate of sale, it would theoretically take five months to sell all Irvine homes now on the market. 

Irvine, CA, housing market is a bit softer these days.  The number of Irvine homes listed for sale in July was up, and number of homes sold was down from prior months.  Market time for sale at Irvine homes is longer (about 5 months), showing more balance, not favoring buyers or sellers.

US National Swim Championships Event at Irvine, CA - August 3 to 7, 2010

The 2010 Conoco Phillips US National Swim Championships event is being held August 3 to 7, 2010, at the William Woollett Jr. Aquatics Center here at Irvine, California.

Also serving as trials for other swimming events, including the 2010 Mutual of Omaha Pan Pacific Championships to be held in Irvine, CA, later in August, this is co-sponsored by USA Swimming.

Top swimmers from the USA will be on the blocks and in the water at Irvine, CA, with heats during the day and others at night.

Ryan Lochte, Michael Phelps, Katie Hoff, and lots of new American swimmers are expected to compete.

Newport Beach at South Orange County - Local Housing Market Update

 

Newport Beach now has 618 homes listed for sale.  412 of those are single family detached, and others are condos. 

Newport Beach has lots of upscale and pricey homes with average asking price for all 618 at $2.3 million, and average time on market for those listed is 127 days.

52 of the Newport Beach homes are short listings (8.4% of market), and only 7 Newport homes for sale are bank owned after foreclosure.

 

 

 

 

 

 

 

61 Newport Beach homes sold in June 2010 (which is less than ten percent of number of homes now for sale).

Perhaps because such of high asking prices, market time is slower at Newport Beach, and it would take about ten months for the market to theoretically sell all homes now listed.
